A new roof is one of the largest projects most homeowners ever take on, and the one that protects everything else. 85 Roof has replaced roofs across Alpharetta and north metro Atlanta since 2014 as certified GAF and CertainTeed installers. We start with a free inspection and a no-obligation written estimate. Call 678-727-6789 or request a free estimate.

When It Is Time to Replace Your Roof

Some roofs tell you plainly. Most are quieter about it. Granules collecting in the gutters, shingles that curl or crack, dark streaks, and repeated leaks in different places all point to a roof at the end of its useful life. Asphalt shingles wear out in Georgia’s heat and humidity, and an older roof with a second leak is usually not worth patching again.

A free inspection will tell you where your roof stands. If repair is the better answer, we will say so and point you to our roof repair services. If replacement is the answer, we will explain why and give you a written, itemized proposal so you can compare it fairly.

What Is Included in Every 85 Roof Replacement

We believe a roof is a system, not a layer of shingles. Every roof replacement proposal we write includes the components that make the difference between a roof that lasts and one that does not. When you compare estimates, check whether each of these is included; a lower number that leaves them out is not a lower price for the same roof.

  • Synthetic underlayment across the entire deck, a stronger and more water-resistant base than traditional felt.
  • Ice and water shield in valleys and around penetrations, where water concentrates.
  • Drip edge along the eaves and rakes to direct water into the gutters and away from the fascia.
  • New pipe boots on every plumbing vent, one of the most common sources of leaks on older roofs.
  • Ridge vent to let hot, moist attic air escape and help your shingles last longer.

Shingle Options: GAF and CertainTeed

We are certified installers of GAF and CertainTeed roof systems, and we recommend their products. We can install any shingle you choose, but for most homes we suggest an architectural shingle. It is thicker, holds up better in wind, and gives the roof a dimensional look that a flat three-tab shingle cannot match.

Architectural shingles also unlock the manufacturer’s lifetime warranty. When we upgrade your roof system to an architectural shingle, GAF or CertainTeed backs the materials for the life of the roof, on top of our 10-year workmanship warranty. We bring samples so you can see colors against your brick, siding and trim before deciding.

How a Roof Replacement Works, Step by Step

1. Free inspection and written estimate

We walk the roof, check the attic where we can, and photograph what we find. You get a written, itemized estimate with no obligation. If storm damage is involved, we will tell you whether we think an insurance claim makes sense before you decide anything, and we will explain our reasoning either way.

2. Scheduling and preparing your property

Once you approve the proposal, you choose a shingle line and color and we set an installation date around the weather. We do not open a roof when rain is forecast. On installation day the crew tarps landscaping and covers what is near the house. Move vehicles out of the driveway and take fragile items off the walls.

3. Tear-off and decking inspection

We remove the old roofing down to the wood decking and inspect every sheet. Soft, rotted or delaminated decking is replaced before anything goes on top of it. This is the step you cannot see from the ground, and it is the reason we do not quote a roof from a satellite photo.

4. Installing the roof system

Ice and water shield goes into the valleys and around penetrations, synthetic underlayment covers the deck, and drip edge goes on the edges. Then the shingles, new pipe boots, flashing where needed, and ridge vent along the peak. Crew leaders with more than 20 years in the Atlanta market supervise the work.

5. Cleanup and final check

We clean up the site and haul away the old roofing. Before we leave, we look over the finished roof and go through it with you. Your warranty paperwork follows, and if we noticed anything else worth knowing about, such as a gutter pulling away, we will tell you.

Insurance Claim or Cash Deal

Roof replacements come to us two ways: insurance claims after hail, wind or a fallen tree, and cash deals, where the homeowner is replacing a roof that has simply aged out. We handle both, and the roof system we install is the same either way. For insurance work we document the damage and meet your adjuster on site if you would like.

Roof Replacement Cost Factors in Alpharetta

We do not publish a price per square, because a number without an inspection is a guess. The cost of a replacement depends on the size of the roof, its pitch and complexity, how many layers of old shingles are on it, the shingle line you choose, and how much decking has to be replaced. A steep two-story roof with dormers takes more labor than a simple ranch.

Serving Alpharetta and North Metro Atlanta

We replace roofs throughout the GA-400 and I-85 corridors, including Johns Creek, Roswell, Cumming, Duluth and the surrounding Forsyth and Gwinnett county communities. See our homepage for the full service area. Ask about adding new gutters while the crew is on site; it is the easiest time to do it.

Frequently Asked Questions

How long does a roof replacement take?

Most single-family shingle replacements are completed in one to two days. Larger or steeper roofs, multiple layers of old shingles, and hidden decking damage can add time, and we will not work through rain. We give you a realistic schedule before the crew arrives.

How do I know if I need a replacement or a repair?

A roof with one isolated problem usually deserves a repair. A roof that is near the end of its life, leaking in several places, or shedding granules across every slope usually does not. Our free inspection ends with a straight answer about which we would choose if it were our house.

Do you tear off the old shingles or install over them?

Our replacement process is built around a full tear-off so we can inspect and repair the decking and install ice and water shield, underlayment and drip edge directly on the wood. A roof installed over old shingles hides problems and shortens the life of the new roof.

Which shingle should I choose?

For most homes in Alpharetta we recommend an architectural shingle from GAF or CertainTeed. It handles wind better than a three-tab shingle, looks better, and qualifies for the manufacturer’s lifetime warranty. We will bring samples to your home so you can compare colors before you decide.

Will you help with my insurance claim?

Yes. If your roof was damaged by hail, wind or a fallen tree, we document the damage, help you understand what your policy typically covers, and meet your adjuster on site if you like. Read more on our storm damage and insurance claims page.

Do you offer financing?

Yes. Financing options are available for roof replacement and other exterior work. Call 678-727-6789 and we will walk you through what is available for your project.

What warranty do I get?

Our 10-year workmanship warranty covers every new roof installation. When the roof system is upgraded to an architectural shingle, GAF or CertainTeed adds a lifetime manufacturer warranty on the materials. We are insured with General Liability and Workers’ Compensation policies, and copies are provided on request.
